Selling a plot of land without planning permission

This is the easiest approach because you can simply list your land for sale and try to seek buyers without having to take additional steps. However, no planning permission will make the land less valuable. A potential buyer may be looking to develop properties on your land. Without any planning permission in place, it doesn’t guarantee they’ll be able to get it once they have purchased the land. Selling land without planning permission could put some potential buyers off and will not maximise the potential profit that you could achieve otherwise. Selling a plot of land ‘subject to planning’

Under this method of selling, the prospective buyer would apply for planning permission before completing the purchase with the landowner. This is a safety net for the buyer because if they fail to get the necessary permission, they can walk away from the deal because it was a conditional offer.

This approach is the most attractive to buyers because it shows them that there’s permission to build properties on the land. Many landowners apply for outline permission that says buildings can be constructed on the plot – but the details of what is built needs to be agreed upon at a later stage.

What do we buy?

There are two types of land categories: greenfield and brownfield. Greenfield sites are undeveloped, agricultural areas of land, whereas a brownfield site refers to previously developed land, which is or was occupied by a permanent structure. The current use of the land may not be an important factor for us, nor its current planning status. We will investigate the potential of a plot and base our decisions upon that.
